The values above are market baselines based on statewide averages. This is not a guaranteed appraisal. Your actual offer will depend on:

  • Break-Even Values: These figures represent a break-even point and do not account for profit on the part of the stumpage purchaser (logger or mill).
  • Timber Quality & Mill Products: This estimate applies only to a sawmill producing green lumber and cant products. Actual pricing will vary if the mill performs kiln drying, sells specialty logs (veneer, export, stave logs), accounts for byproduct gains/losses (chips, bark, sawdust), or sells low-grade logs for pulpwood or scragg (industrial products).
  • Sawing Costs by Species: The baseline sawing cost above is intended to be an average across all species. In reality, sawing costs will vary by species (e.g., harder woods may cost more to process).
  • Terrain & Access: Steep slopes, rocky ground, or poor road access will significantly increase logging costs and lower your stumpage value.
  • Distance to Mill: Long trucking distances reduce the net value of your timber.
  • Competition: The number of active buyers in your specific area will drive the final price up or down.
